…a house is not a home until you love where you live…

What Custom Home Builds in Miami Really Cost in 2026

If you have a very specific vision for your home, building new may be the only way to get exactly what you want, where you want.

So, how much does it cost to build new in Miami? It depends on the kind of home you have in mind.

How Much it Costs to Build New in 2026

In 2026, you can expect to pay at least $250 square foot to build a single-family home in Miami-Dade County. Depending on finishes, that price can climb to $500-600 per square foot or even $1,500 per square foot if the build requires extensive custom work.

This is also assuming your home isn’t on the water. The most expensive waterfront properties in Miami are located right on Biscayne Bay, and the cost of building them typically ranges from $800 to $1,800 per square foot.

Where Does This Money Go?

A big reason it’s so expensive to build new in Miami-Dade County is the cost of land. Since Miami is a global city in high demand, there’s not as much land available for construction, which drives up the property’s purchase price.

Once land is taken out of the equation, here’s where the majority of your money goes when building new:

  • Foundation (concrete pouring, excavation, backfill): 8% of your build
  • Framing (includes the home’s supporting framework along with doors, windows, roof, etc.): Roughly 20% of your build
  • Interior Finishes (drywall, insulation, lighting, cabinets, appliances, flooring, fixtures, etc.): Roughly 24% of your build
  • Major Systems (electricity, plumbing, HVAC): Roughly 15% of your build
  • Exterior Finishes (patio, deck, pool, landscaping etc.): Roughly 11% of your build
  • Site Work: Roughly 6% of your build
  • Final Steps: Roughly 6% of your build
  • Design: Around 10% of your build
How to Save When Building New

Since the cost of land in Miami-Dade County is so high, the best way to minimize your project’s total price tag is building in a cheaper location. The cost of building from scratch in a city just outside of Miami (like Weston) will not only be much lower, but you’ll also have more available sites to choose from.

Another place to save is interior finishes. This is the aspect of your project in which you have the most control over your choices. Fortunately, there are plenty of customizable materials that look just as beautiful as their more expensive counterparts but for a much lower price. So, don’t assume that you have to purchase a certain material in order to access the style or pattern you have in mind.

You can also spend less money on finishes for spaces that don’t matter as much to you. For instance, if you don’t cook often, you might not need the La Cornue  range (of course, you still might because they’re stunning).
