These Design Decisions Could Add Thousands to Your Home’s Value

If you’re thinking of selling your home, you’re probably mulling over which upgrades you should make before putting it on the market. The idea is to figure out which upgrades will lead to the biggest increases in your home’s value. While some changes might make your home look more enticing to buyers, others can literally add thousands of dollars to your final sales price.

Luckily, we were able to chat with some very experienced and influential Realtors in South Florida an we came up with a list of a few design decisions for home sellers that will help boost the speed in which you sell your home, increase its overall value, and reduce your last-minute investments before selling.

Quick Design Upgrades That Can Boost Your Home’s Value 
  • Add High-Quality Lighting: Imagine looking at two identical spaces, each with exquisite, luxe furniture and/or appliances. Which room looks more attractive to buyers? The one with better lighting. High-quality lighting fixtures can make a space feel significantly warmer, more inviting, and upscale. Ideally, your home should have plenty of natural light as well as layered lighting (ambient, task, and accent) to create a well-rounded, lighting scheme. This will also make your home stand out on the market here in Miami, where buyers expect to see bright rooms that accentuate our beautiful climate. 
  • Update the Bathrooms: An easy win for design is an updated bathroom. It’s perhaps the second most important area of the home and it’s where today’s home buyers expect to see luxury and modernity. Also, who wants to worry about having to update such an integral part of their house? Buyers want to envision themselves having a clean, modern space to relax after work, play, etc.  Common characteristics of an updated bathroom include updated fixtures, updated vanities, a spacious shower, fresh tile and backsplash, and lighting! Here in Miami, these aren’t just upgrades. They’re the new standard, so a home that is lacking in these areas seems much less move-in ready.  
  • Implement Energy-Efficient Appliances and Technology: Another staple of a modern home in 2025 is energy efficiency. Today’s homebuyers value energy-efficient windows and lighting, along with smart thermostats or other technology. Not only do these upgrades offer significant savings on energy bills, but they make the space appear more modernized and ready for new owners. One of the simpler add-ons, consider implementing fun, new smart tools in key aspects of your home. 
  • Update Your Kitchen:  For the biggest impact, consider updating your kitchen. When potential buyers tour your home, a lot of their attention will be devoted to your kitchen. An outdated kitchen can be an instant deal-breaker, regardless of everything else your home has to offer. So, if you were going to update just one area of your home, the kitchen is a great choice. That means newer appliances, fixtures, countertops, and even new or freshly painted cabinetry. Interior design experts say that an updated kitchen can easily return 70-80% of your investment when it’s time to sell. Potential buyers will also appreciate not having to go through the trouble of updating the kitchen themselves.
