Yes, renovations are expensive.

Also yes, smart home tech is everywhere.

The real question isn’t whether to include it – it’s which systems earn their place in a renovation budget and which ones you can add later (or skip entirely).

Here’s how we think about it, and the five upgrades we’d include in almost any Miami home renovation.

Smart Thermostat

In Miami’s climate, your HVAC system is running year-round, which means a smart thermostat pays for itself faster here than almost anywhere else in the country. The Nest Learning Thermostat and Ecobee SmartThermostat are the two strongest options for out there. Both learn your schedule, adjust automatically for occupancy, and integrate with most major HVAC systems. Energy savings typically range from 10–23% on heating and cooling costs according to manufacturer testing. It’s the upgrade with the fastest and most legible ROI on this list.

Smart Lighting

Smart lighting is worth including during a renovation because running new wiring is dramatically less costly when the walls are already open. The Lutron Caseta system is our go-to recommendation for South Florida homes. It works with virtually any bulb, integrates cleanly with Apple HomeKit, Google Home, and Alexa. Oh, and it doesn’t require a neutral wire (which definitely comes into play for older Miami homes). For whole-home lighting scenes and circadian tuning, Lutron’s RadioRA 3 is the professional-grade option. Both allow full dimming control, scene programming, and occupancy-based automation.

Smart Blinds and Shades

Miami’s sun exposure is real enough that motorized shading isn’t a luxury, it’s a thermal comfort strategy. Automated shades can be programmed to track solar angles, which meaningfully reduces solar heat gain and keeps indoor temperatures more stable without constantly running the AC. Hunter Douglas PowerView and Lutron Serena are two systems we specify regularly; both integrate with major smart home platforms and have a range of fabric options suited to South Florida’s UV levels. Like lighting, motorized shading is significantly easier (and cheaper) to rough-in during a renovation than to retrofit later.

Smart Water Leak Sensors

Alright, let’s get real for a second. Water intrusion is the most common AND most expensive cause of home damage and it’s not always storm-related. Slow plumbing leaks, condensation from AC systems, and ground-level moisture are constant concerns. Smart water leak sensors (Moen Flo and Phyn Plus are the leading whole-home options) can monitor flow rates 24/7 and automatically shut off your main water supply if an abnormality is detected. For SoFla homes specifically, placing sensors at the base of the AC air handler and near the water heater (two of the most common moisture sources) is a good baseline configuration. It may not be the most stylish of upgrades, but it just might be the most sensible.

Smart Home Automation Hub

Every device on this list works better when it’s connected to a, you guessed it, central hub. Apple HomeKit and Google Home handle this well at no additional hardware cost. For whole-home custom automation (recommended for larger homes where you want seamless integration of lighting, shading, HVAC, security, and AV),  Control4 and Savant are the professional platforms that we’d recommend you look into. And yes, you should decide on a hub before you purchase any individual devices, since it determines which ecosystems you can pull into the system.

The best time to make decisions about smart home integration is during the design phase, not after the drywall goes up.
